Impressive development of tourism real estate market in Vietnam
Last weekend, launching and purchasing ceremony of Royal Hill project was held by Rang Dong group in Mui Ne, Phan Thiet city, Binh Thuan province.

Our reporter interviewed Mr. Nguyen Van Thieu, Rang Dong group’s vice-president, about business strategy of the group and the potential of tourism real estate market in Vietnam.

Is Rang Dong taking the risk of offering Royal Hill project while the tourism real estate market is settling down?

In the recent years, resorts have been developing in higher and higher quality to meet Vietnamese demands. While several years ago, tourism real estate project just was just farms, small tourist-area, at present, clients are trending forward matching spaces which could isolate them from noisy life and give them real relaxation.

We believe that this is an appropriate time to bring out new projects with innovation in scale and style design in order to meet the demand. Fortunately, in the presentation ceremony of the phase 1, 70% products of Royal Hill project were sold at the price of 8,8 million dongs a square meter (including value added tax).

In your opinion, what are the differences between Royal Hill project and other similar projects in Mui Ne, Phan Thiet?

Advantages of Royal Hill are first of all the position. The project is situated in the Sea Links City complex zone, which was invested by Rang Dong, in a total area of 166 ha including golf links, hotel, villas, apartments and services such as restaurant, spa…

From an altitude of 70 meters above the sea level, Royal Hill gives an overall view of the Sea Links City zone and the Mui Ne bay.

Which potential had Rang Dong found out in the tourism real estate in such a locality as Phan Thiet?

In the tourism development situation in Vietnam, opportunity for investment in tourism real estate is still considerable.  The development of the economy recently poses new demands on tourism of the well-to-do families: tendency from hotel room rent towards buying a villa or an apartment in tourist area.
Besides, Mui Ne - Phan Thiet has completely favorable factors to attract tourists such as beautiful scenery, mild climate. Strong sea wind in particular facilitates water sports like wind surfing, kite surfing, etc

For infrastructure, Binh Thuan province and Phan Thiet city have constructed many important roads such as Dau Giay – Phan Thiet, connecting high-speed road HCM city – Long Thanh – Dau Giay, significantly shortening the journey from HCM city and Mekong delta to Phan Thiet in order to attract more tourists.

Phan Thiet city has been also planned to be a financial – commercial – services center; administrative area would be transferred to trading services… and projects are calling for investment to transform Phan Thiet into a large-scale tourist city of the region in the future.

According to statistics of Culture – Sport and Tourism Department of Binh Thuan, for five years, the number of tourist projects investing in Phan Thiet has been increasing from 25 to 30% a year, corresponding to a raise of revenue from tourism of 30% a year. These advantages have been favorizing companies as Rang Dong developing tourism real estate project in Phan Thiet.

In the current economic context, what are difficulties of Rang Dong in terms of investment capital?


We haven’t been considerably affected by problems of financial market. The entire investment capital for the Sea Links City complex is from the group. Therefore, all the projects execution progress has been carried out following the approved plan.

Recently, there are worries about the situation that the un-managed development of tourism real estate would affect the overall development of the tourism industry. What about your opinion?

Basically, the development of tourism real estate is a tendency and inevitable demand of modern society. In developed countries like the US, France, the Netherlands ... every year, employees are encouraged to go on holiday for one or a couple of weeks to rehabilitate their labor. This tendency is highly increasing in Vietnam.
Tourism real estate development at the moment is not only to wait in front for the market trends but also to create employments and consumption demands for the economy. However, if there is not an appropriate plan and precise development strategy, investment in tourism real estate would not only negatively affect the overall development of the tourism but also be a waste of advantages endowed by the nature for Vietnam.
